The Draper City Planning Commission on April 23 approved a site plan and a parking deviation for a new Bassett Furniture showroom on one of the remaining pads of the IKEA development at 51 West IKEA Way.
Staff reported the building will be roughly 16,000 square feet, one story and about 25 feet tall, and said the proposed retail will operate primarily as a showroom — customers order at the store and receive deliveries elsewhere — so on‑site stocking is minimal. Under the Commercial Special District rules the site normally requires a minimum of 80 stalls, but the applicant proposed 40 stalls on the pad and pointed to the substantial parking on adjacent IKEA property. Mary Ann Pickering said staff had received one written public comment and no callers; the commission approved both the parking deviation and the site plan after a staff presentation and a short applicant statement.
"This retail store, it's actually a showroom only from what the applicants told me," Pickering said, describing why fewer on‑site stalls were proposed. Applicant Brandon Waynesgard of Detson Builders said, "We're just looking forward to breaking ground on this hopefully." The two motions — approval of the parking deviation and approval of the site plan subject to staff conditions dated 04/19/2026 — were put to roll‑call votes and passed with affirmative votes from the commissioners present.
