Newell property subdivision deferred after county, sewer comments

Glenn Johnson presented the Newell Minor Subdivision, describing a plan to separate storage sheds from an existing fuel business so the two uses become distinct parcels. He said there is no future development planned and that the applicant will provide a driveway access easement and a maintenance agreement if the plan proceeds.

County reviewers told the commission that two HOP occupancy permits are required but the submission included only one; the prior engineer says he has one HOP but has not provided it to the township and PennDOT has not produced a copy for the record. Milnes Engineering flagged that a Component 3 sewage planning module was provided and must be addressed; Solicitor William McCall said he needs confirmation from Milnes engineers that the proposal complies with the township Subdivision and Land Development Ordinance (SALDO). The commission did not vote on the plan and the applicant will return at a later date.

"They are taking one tract and dividing two businesses into two separate entities," the commission recorded Glenn Johnson saying during the presentation.

Next steps: the applicant must supply the outstanding HOP documentation or obtain a DEP letter confirming sewage planning is not required and secure engineer confirmation of SALDO compliance before the commission will consider final approval.
