The revisions keep the existing ability to create a one‑time 2‑acre lot but require that the parent tract leave a 10‑acre residue — which effectively means the parent tract must be at least 12 acres to qualify. The amendment also removes an outdated minimum‑lot‑size summary table from the zoning ordinance to avoid conflicts, and forbids creation of a new flag lot with only 30 feet of frontage for the single‑cut parcel; administrative private‑road approval by the planning director is added as an option.

Staff said the changes align the zoning and subdivision code and address inconsistencies that arose after prior ordinance revisions were overturned. The planning commission held workshops and public hearings and recommended approval; the board adopted the subdivision and zoning ordinance amendments on separate motions (O‑2026‑01 and O‑2026‑02), both passing 5–0.

Board members discussed access and driveway spacing as key case‑by‑case issues under the new rules; staff said access management standards in the ordinance would still govern drive spacing and that administrative private‑road approval would help handle some situations without a full board‑level hearing.
