Commission tables Watchman subdivision home plans until geotechnical reports are complete

The Planning Commission voted July 1 to table Design Development Review for two single-family homes in the Watchman Subdivision—Lot 8 (201 North Fork Drive) with an accessory guest house and Lot 11 (211 North Fork Drive)—until a complete geotechnical report is submitted. Commissioners said the designs generally appeared acceptable but emphasized that geotechnical recommendations and any mitigation measures must be provided before building permits are issued.

Architect Wendell Bennett told the commission the applicant was not asking for a waiver, “only asking to defer completion of the report until the building permit stage,” citing the expense and the need for final building locations to target borings. Jared Bates of Rosenberg Associates explained that recommendations depend on exact building placement and that additional deep borings could be required if locations change. The commission’s motion specified that a complete geotechnical report be submitted and that the plans remain substantially the same as reviewed.

Commissioners also discussed ordinance definitions related to whether the cantilevered portion of a home would add to building square footage; staff advised the ordinance applies to areas supported by exterior building surfaces rather than cantilevered sections. The tabling motion passed unanimously.
