Zoning board approves rear addition at 7587 First St despite setback and coverage variances

The Village of Sodus Point Zoning Board unanimously approved a preliminary site plan for 7587 First St that will allow a 7-foot by 20.5-foot rear addition, a reduced setback and increased lot coverage.

Applicant Michael Vininski and his partner told the board the addition would add a half bath and closet space; Mrs. Vininski said the existing setback measures 12.3 feet, slightly under the 12.5-foot requirement, and that neighbors did not object. Michael Vininski said he has a medical condition and “goes to the bathroom perhaps 8-10 times in the morning,” which the couple said makes the additional space important for daily living.

Board members raised no substantive objections. Sue Bassage moved to accept the proposal as submitted; Steve Nesspor seconded, and the motion passed with all members voting aye (Tom Johns, Sue Bassage, Steve Nesspor, Dave Marinucci). The board recorded that the requested variances would bring lot coverage to 36 percent where 30 percent is allowed and a storage shed within 7 feet of the primary structure where 8 feet is required.

Chair Tom Johns and other members noted the applicants had spoken with adjacent neighbors, who reported no opposition. The applicants said construction would likely occur next spring when they return from Florida.

The board did not impose additional conditions beyond the variances requested; members indicated the application raised accessibility and quality-of-life considerations for the owners.
