Sodus Point Zoning Board approves variance for Vaninski home addition

The Village of Sodus Point Zoning Board on Aug. 11 approved a variance permitting homeowners Michael and Mrs. Vaninski to construct a 7-foot by 20.5-foot rear addition at 7587 First Street that will sit 5 feet from the rear property line where 12.5 feet is required under Code 190-11 and increase lot coverage to 36% (30% allowed). The proposal also relocates a storage shed to within 7 feet of the principal structure where 8 feet is normally required.

Mrs. Vaninski told the board the addition would add a half bath and closet space, saying, "we haven’t had a closet in our bedroom for about 10 years." Michael Vaninski described age- and health-related needs for the addition, saying he has a medical condition and "I go to the bathroom perhaps 8-10 times in the morning," which the couple said makes the extra space important. They told the board they spoke with nearby neighbors who did not object and that construction would likely take place next spring when they return from winter residence in Florida.

Board members voiced no concerns during discussion. Sue Bassage moved to accept the proposal as submitted, Steve Nesspor seconded, and the motion passed unanimously. Voting was recorded as Tom Johns — aye; Sue Bassage — aye; Steve Nesspor — aye; Dave Marinucci — aye.

The board’s approval was for the preliminary site-plan variance as presented; no additional conditions or time-specific construction permits were recorded in the meeting minutes.
