Developer Ron Jones offers 128‑acre 'Pole Yard' for community‑driven workforce housing and amenities

Developer Ron Jones told the Fraser Board of Trustees that he and his family purchased approximately 128 acres commonly referred to as the Pole Yard and invited public involvement in planning how the land should be used for community needs.

Jones said the parcel could support workforce housing, childcare facilities, recreation and other locally prioritized uses. He emphasized the purchase was made with a long time horizon — paid for in cash — and that some land would be made affordable or donated rather than sold for maximum return. Jones urged the town and county to coordinate on transportation infrastructure — notably County Road 522 and a connection to Eisenhower — and on water‑storage or augmentation options to make development viable.

Planning Commission member Andy Miller and other attendees supported a visioning approach that would engage young residents, trades training and mixed housing types. Multiple speakers flagged the need to plan roads, roundabouts and pedestrian/bike connections alongside any development proposals, noting the County Road 522 project and recent 404 permitting work as enabling infrastructure.

Jones said he has already fielded interest from nonprofits and local partners and invited citizens and officials to public meetings he plans to hold to solicit ideas before any formal master plan, annexation or parcel‑level applications are proposed.
