Board approves Fairfield Loft Garages site plan; access concerns noted

The Cecil Township Board of Supervisors voted June 1 to approve the Fairfield Loft Garages site plan for Fairfield South Point LP, covering 96 Cecil Henderson Road in a C-1 commercial district. Planner and engineering staff told the board Gateway Engineers’ May 21 comments had been addressed and recommended conditional approval contingent on final engineer sign-offs.

Applicant representatives described the project as up to 10 “luxury” garage-condominium units intended for vehicle storage and maintenance, each with a small associated bathroom. ‘‘Nobody’s going to live there,’’ a project representative said, describing the development as vehicle storage and a place for owners to work on cars. The board heard questions about access and road condition: staff clarified the access road is a state-maintained roadway, and township officials said they have requested state improvements but cannot compel them.

The planning commission had recommended approval contingent upon addressing the township engineer’s comments; following a motion and second, the board carried the resolution. Board members asked staff to confirm any required traffic improvements and to ensure final engineering comments are satisfied before permits are issued. The board noted the project will return for additional approvals at later plan stages under the township’s review process.
