Board grants conditional final approval for Salem Estates subdivision; multiple plan changes required

The Salem Township Board granted final approval on July 16 for the Salem Estates Minor Subdivision (Tax Map No. 57-13-09-0-044) to be split into three lots, each containing an existing residential structure, subject to a long list of specified revisions and documentation. Conditions include adding a Statement of Purpose; updating the developer name to Cherry Hills LP with deed reference; clarifying frontage and building setback notes (including a modification request for Lot 2 if needed); labeling the "Limits of Stormwater Management Area" and providing maintenance agreements for stormwater facilities that receive runoff from adjacent properties; and showing sanitary sewer and public water mains, laterals and easements on the plan.

The board and solicitor discussed a drafted "Declaration of Private Road and Utility Easements" that would establish private ownership and maintenance responsibilities for Brush Run Road, sanitary laterals and stormwater areas; the solicitor said the draft will be recommended to the supervisors once outstanding blanks and notes are added and the document satisfies the township's counsel. Residents Mark Nikouli and George Saad spoke about restricting general traffic on the private drive to avoid damage; supervisors recorded their concerns and confirmed emergency-vehicle access remains available per earlier Planning Commission input.
