Engineer outlines 40‑lot, one‑acre subdivision in Nassau County pre‑application

Jeff Tyra, the project's engineer, described a pre‑application for a residential subdivision of roughly 40 lots at about one acre per lot and said there is a wetland on the site. "We got a little wetland. We'll have some impacts on it," Tyra said, and he added the site currently has no public water or sewer.

The Development Review Committee members walked through department concerns that must be resolved before preliminary plat submittal. Planning staff noted zoning and lot‑size requirements tied to the future land‑use designation (agriculture, 1 unit per acre), floodplain administration asked that base flood elevations be shown where mapped and that cut/fill and water‑quality calculations be included, the health department reiterated spacing and septic/well thresholds, and the fire marshal outlined onsite water and dry‑hydrant requirements. The applicant said fire‑marshal and landscape plans were their biggest concerns and agreed to route landscaping questions to their engineer.

The committee emphasized that DRC approval is required prior to breaking ground and that additional, more detailed engineering and plat documents will be needed at the preliminary binding site plan stage.
