Commission debates micro‑unit code language as staff clarifies dwelling‑unit requirements

Lake Worth Beach commissioners spent extensive pre‑agenda time on Aug. 21 clarifying how micro‑units fit into the city's land‑use code, with a technical back‑and‑forth about whether the micro‑unit definition should explicitly repeat dwelling‑unit requirements.

"A micro unit could only be a micro unit if it is a dwelling unit," said William Waters as staff explained that the code's development‑standards section requires micro‑unit projects to contain at least 10 individually metered dwelling units, shared common areas and the same minimum facilities a dwelling unit requires. Commissioners pressed staff about the redlined ordinance language that appeared to remove redundancy (for example, individual kitchen/bath wording) and requested copies of the separate development‑standards sections.

The technical discussion covered several points: where boarding houses and similar uses are allowed in the use table, how the municipal code references underlying multifamily zoning districts (MF40, MF30, etc.), metering and minimum unit counts, and the difference between accessory guest houses and full accessory dwelling units (ADUs). Staff said the current redlines were intended to harmonize definitions rather than to relax requirements that apply to dwelling units. Commissioners asked staff to provide the cross‑referenced code sections for review before final action.
