Commission hears multiple residential approvals and active subdivisions near Red Bridge and Spring Lake

Planning staff briefed the commission on several residential projects across Pac City, including new zoning outcomes and projects under construction.

Staff said density amendments tied to three plans and the zoning/subdivision ordinances "were passed by city council" and are now in effect. Michael reviewed Hillside View (a proposed 14-lot subdivision with a detention basin and coordination with neighboring Elkridge City); Sunset Ranch (where council settled on an R19 zone—9,000 sq ft lots—with some lots allowed down to 7,500 sq ft); and Springs at Spring Lake (35 lots at 15,000 sq ft or larger). He also described Hyatt Creek Plat B, a townhome project of about 100 units in two phases with three-story units fronting 1130 South and two-story units inland.

Commissioners asked location and access questions about Spring Lake and were told the development sits near highway 198 and that the new fire station will be nearby. Staff said Hillside View has not yet gone to city council, while Sunset Ranch and Springs at Spring Lake have progressed through council action.
