Metropolitan Planning Commission approves Silver Subdivision final plat, 8-0

The Metropolitan Planning Commission approved the final plat for the Silver Subdivision (File No. 25-004590-SUBP) on Oct. 28, 2025, voting 8-0 to allow creation of four parcels from one at 0 Williams Street in Savannah. The decision recorded two specific conditions: Subdivision Note 3 must be revised to reflect the property's current zoning as TC-1, and the final plat circulated for signature must show addresses assigned by SAGIS.

The approval enables a townhome development that was rezoned in 2024 (24-003648-ZA) and approved via a general development plan (24-006411-PLAN). The memorandum states that the plat will record vegetative buffers, open space, building setbacks, utility and drainage easements, and access easements. The final plat must display the following SAGIS-assigned addresses: Lot 67-A — no address (no dwelling); Lot 67-B — 2816 Williams Street; Lot 67-C — 2818 Williams Street; Lot 67-D — 2820 Williams Street.

MPC staff noted that water and sanitary sewer service for the parcels will be provided by the City of Savannah and that the site is within 500 feet of a Chatham Area Transit bus line along Victory Drive. Sidewalks will be required on all lots adjoining Williams Street; building permit applicants for the residential lots must install sidewalks before a Certificate of Occupancy is issued. An Environmental Site Assessment has been submitted to the City Engineer as part of the review process.

The decision memorandum was signed by Melanie Wilson, Executive Director and CEO. The MPC project planner listed on the file is Edward Morrow. The owner's listed entity is J Silver Properties, LLC. The final plat will be circulated for signature following the conditions set by the commission.
