Commission approves Betts Road rezoning despite planning commission recommendation

The Robertson County Commission approved a rezoning that will convert approximately 23.89 acres on Betts Road from agricultural zoning to R40 residential, despite a planning commission recommendation against the change. The rezoning (read as Resolution 111725089) was presented by planner Hunter and brought forward by applicant Todd Bellinger; Pam Suggs, who said she represents the buyer, told commissioners she plans to develop only 10 lots and would extend the water line at her own expense.

"Everything around this piece of property is zoned R40," Pam Suggs said during the public hearing, urging the commission to approve the rezoning. Neighbor Julie Estella, whose driveway sits across from the proposed entrance, objected to additional driveways and increased traffic on a blind hill: "It's going to be really hard to get out," she said, describing safety concerns with multiple curb cuts opposite her driveway. Commissioners debated whether to follow the county's 2003 land-use map; several members said nearby R40 properties and the presence of a state highway supported approval. After debate and a roll-call vote, the chair declared the rezoning resolution passed; the clerk read the results and the commission advanced the request into the record.
