Resident seeks variance to place tiny home within front setback at 3250 VT‑106; DRB closes hearing

Applicant Kevin McCabe asked the Weathersfield Development Review Board for a variance to install a single‑unit tiny home within the 40‑foot front setback at 3250 VT Route 106 (parcel 07‑01‑26). Land Use Administrator Ryan Gumbart told the board the tiny home is considered a mobile home under town regulations and that the permit previously was denied because it did not meet the 40‑foot front setback; he stated, "The front setback is required to be 40 feet." The board swore in McCabe and family member Kathleen Partridge as interested persons.

Board members and staff discussed site constraints. Grace Knight, who visited the site before the hearing, reported she measured the tiny home as 44 feet from the Route 106 centerline during the site visit but staff said placing the tiny home farther back would put it on a steep slope (about 25% behind the existing home). Gumbart noted nearby wetlands and a deer wintering area but said staff had no concern about those features for the proposed location. The DRB closed the hearing on a 4–0 vote; no final variance decision was made at the meeting. The board indicated it will deliberate against the legal variance criteria before issuing a written decision.
