Commission defers Hunter Brothers site plan over road, traffic and water concerns

A staff presentation on the Hunter Brothers site plan described two proposed buildings (about 15,120 sq ft and 9,000 sq ft) and noted several outstanding issues: CUD correspondence flagged limited capacity for fire protection water and domestic water at the property, the site relies on a shared access with a neighboring Mueller parcel, and a traffic impact study showed that combined development could require a southbound left‑turn lane at the Amityville Road and Shores Road intersection.

Commissioners and the applicant's engineer debated options: whether Hunter Brothers should update the traffic study to remove Mueller from the analysis, whether Hunter Brothers or Mueller should construct the shared access drive and who would recoup costs, and whether shoulder widening and turn‑lane construction should be required now or tied to a later developer. The road superintendent said the county cannot limit truck traffic on a local road without an engineered study showing a bridge or bearing capacity problem.

Because water availability for fire protection and several unanswered traffic and access questions remained, a commissioner moved to defer the site plan pending clarifications; the motion was seconded and passed on roll call. The roll‑call sequence recorded 'Yes' votes from Jason Beavers, Lee Bogle, Amber Brown, Trey Gooch, Shannon Hicks, Mike Cush, Charlotte Peay, Jeff Phillips and Pettis Reed (motion carries).
