Avon planners approve Radiant Bible Church replat, require survey verification

The Advisory Planning Commission approved a minor plat to combine two previously platted lots into one parcel for Radiant Bible Church (addresses given as 9870 E U.S. Highway 36 and 420 Gable Crossing Drive), subject to an additional condition requiring verification of survey markers prior to recording.

Staff explained the plat is administrative—intended to consolidate land the church owns—and that no new development is proposed at this time. Staff also noted that the tract is within US 36 overlay tiers and that future development would be required to use the Gable Crossing Drive frontage rather than US 36. To improve connectivity, staff added an easement (shown in green) to link existing and planned trail segments along the Avon Drain and to connect to Brookstone. Because an adjacent property owner reported survey stakes in the field that may be incorrectly placed, staff added condition #4: verification of the survey markers to the administrator's satisfaction before plat recording. The motion to approve MIP 26-03 with that condition passed at the meeting.
