Commission approves impervious‑coverage exception for 5112 West 67th after staff, Public Works signoff (4–3)

Planning staff presented PC26‑08, a site plan and impervious coverage exception for 5112 West 67th, noting the lot is currently at about 45% impervious coverage (the ordinance cap is 40%) and the applicant requests an additional 2.5% impervious allowance to accommodate a building addition and attached trellis. Staff said public works had approved a drainage plan that adds a curb to route roof and driveway runoff to 67th Street and recommended approval.

Cliff Spiegel of Public Works described the curb location and how it would capture roof drainage and reduce rear yard drainage that currently flows onto a neighbor: "It would capture basically all the roof drainage from the existing home and driveway and direct that out to 67th Street." Applicant Megan Thomas told the commission the curb will improve drainage from her house and allow the addition to function without backing runoff onto neighbors.

Commissioners asked clarifying questions about building vs. impervious coverage math and whether the curb constitutes a material benefit to adjacent properties; staff and Public Works confirmed the drainage solution and the commission approved the exception by roll call (motion carried 4–3).
