Denton trustees approve St. Mary’s Addition preliminary plat with required revisions

The Village of Denton Board of Trustees on Feb. 12 approved the preliminary plat for St. Mary’s Addition, a 9.31‑acre proposed residential development, subject to zoning changes and a required plat revision showing a full cul‑de‑sac and sidewalks. Trustee Trent Wheatley moved the approval; the motion carried 4–1, with Trustee Ryan Osborn the lone vote against the measure.

Developers William Jefferies and Tim Ashoff told the board they would withdraw earlier waiver requests and submit a revised plat that includes sidewalks on the north side of the subdivision and a full 90‑foot paved cul‑de‑sac within a 100‑foot right of way, as recommended by the village engineer. The board also directed staff to obtain two cost estimates for constructing sidewalks on W Denton Road, paving the relevant portion of 6th Street and constructing the cul‑de‑sac.

Craig Bennett of Miller and Associates, the village engineer attending by Zoom, warned the drawing as filed would not allow emergency vehicles to turn and that increased stormwater runoff had not been detained. “Options mean hammerhead, offset temporary or looped private circulation,” Bennett said when asked about alternatives to the standard turnaround. The Village Attorney advised that any revision that added lots or changed street easements would need referral back to the planning commission for consideration.

The board’s approval was conditional: trustees asked the developers to file a revised plat reflecting the engineer’s recommended cul‑de‑sac dimensions and the internal sidewalks. All written public comments submitted on the plat will be kept in the official minutes.
