Commission approves two‑lot subdivision on Rifle Range Road with conditions

The planning commission unanimously approved a sketch plan to subdivide about 1.02 acres on Rifle Range Road into two single‑family lots, subject to conditions including verification of legal access, a sewer easement for one lot, and tree‑protection measures.

Staff presented the site plan and a tree preservation approach and noted that the two new lots would meet CC zoning minimum dimensions. Eric Bakey, director of development for Granson Homes, said the company has worked through the technical review process and paid tap and impact fees and is prepared to proceed: "We've been working through this process at great length for several months, and also the sellers of the property are here." The property owner confirmed there is historical legal access and that the lot configuration would better match surrounding patterning.

Commissioners questioned setback orientations, existing improvements (one small garage) and emergency‑access widths; the fire marshal’s review standards require a 20‑foot ingress/egress width, which staff confirmed is part of the DRT review. The motion to approve included conditions requiring confirmation of legal access and a sewer easement prior to final authorization at the staff level. The motion passed unanimously.
