Board approves Menardee variance after applicants reduce impervious coverage

A majority of the Marple Township Zoning Hearing Board approved a variance for Stacy and David Menardee on Aug. 19, 2026, allowing construction of an in-ground swimming pool, decking and a two-story addition at 362 North Central Boulevard. The applicants presented revised plans and a stormwater-management quote and the board admitted the materials into the record.

The applicants told the board they had reduced impervious coverage on the property to 41.9%, and removed most decking and pavers around the pool to reach that number. "We reduced the impervious coverage down to 41.9%... We removed pretty much the entire decking around the pool," an applicant speaker said during the hearing. The packet marked for the record included the Piazza Outdoor Living plan dated Aug. 13, 2026, and a stormwater quote the board accepted as exhibits.

Board members asked procedural questions and the board heard no public comment on the application. After the second case was heard, a board member moved to approve the Menardee application and another board member seconded; the motion passed by voice vote. The board noted it would file a written decision within the statutory period. The board also recorded that the reduction brought impervious coverage close to — but still above — the 40% limit stated in the ordinance.

The decision regularizes the proposed pool and house addition subject to the admitted exhibits and the plan changes presented at the hearing. The board announced the statutory window for issuing a written decision and indicated it would return a formal written determination within that period.
