Sodus Point Zoning Board rescinds SBJSA use-variance approval after drawings withdrawn

At its June 8, 2026 meeting, the Village of Sodus Point Zoning Board voted unanimously to rescind a prior use-variance approval for SBJSAat 7430 Clover Street after learning that the drawings submitted to the Board had been withdrawn.

The SBJSA spokesman presented the application as a proposed 3,310-square-foot nonprofit club or recreation use and showed a revised tax map that, he said, demonstrates the lot is the largest in the area and has acceptable easements and drainage. The spokesman also described the area as residential waterfront commercial. Chair Tom Johns said the Board "can't approve the new building without drawings that have been re-submitted and that are stamped as approved," and moved to rescind the prior approval. Sue Bassage seconded and the motion passed with all members voting aye.

The application had cited specific zoning relief: proposed setbacks of 7.34 feet from the east property line (12.5 feet required) and 18.16 feet from the front property line (25 feet required), and proposed lot coverage of 36 percent where 30 percent is allowed (Codes 190-8, 190-11, 190-49). The Board said the approval must wait until the applicant provides corrected, stamped drawings and restarts the review process.
