Developer outlines Lone Tree park, pool and amenities; park expected spring 2026 and pool Memorial Day 2027

Rob McClain, vice president of land development for JBEZ Development, presented a progress update on the Lone Tree subdivision and public-park amenities during the Aug. 25 council meeting.

McClain described a 10-acre public park with a pond and pier, a gated private amenity pool for residents that overlooks the pond, four lighted pickleball courts, regulation-sized small-sided soccer fields, a dog park and two parking lots to support events. “We're estimated to open it by Memorial Day, in 2027,” McClain said about the pool; he told the council the public park is expected to be open by the end of April (project schedule provided by the developer).

He said phase 1 includes 185 lots and the full development buildout will be 361 lots. McClain outlined construction milestones: utilities wrapped up in late June, paving expected to be complete by the end of September, lot grading and perimeter hardscaping finished by late February for substantial completion, and models beginning construction in January.

Council members raised parking concerns around simultaneous soccer events and potential neighborhood spillover; McClain said the team will revisit parking yield and work with the soccer league on scheduling and logistics. The presentation included renderings that the developer offered to leave with the city for staff review.
