Planning Commission OKs Conditional Use Permit for low-impact bonded barrel storage with hand-bottling limit

The Huntsville Town Planning Commission voted July 23 to recommend approval of a Conditional Use Permit for a proposed bonded barrel storage and aging operation at 7355 E 200 S (Parcel #240110026).

Applicant Jim Scheinberg described the operation as contained to approximately 900 square feet in the building basement and said the site would hold about 100 barrels at full capacity. "The project as proposed and stated will be low impact to the Town with limited activity onsite," Scheinberg told commissioners during the meeting. He described operations as non-retail, with no tasting room, no public sales, and no distillation on the premises.

Commissioners pressed the applicant about fire and security measures, and about whether the business might later bottle product on-site. Scheinberg acknowledged there are "currently no plans to bottle" but that the applicant wanted to preserve the option for minimal bottling. Chairman Jeff Larsen moved to recommend approval "with limited blending and the condition that only hand bottling is allowed," and Commissioner Brent Ahlstrom seconded the motion. The vote was recorded as unanimous in favor.

The CUP application and supplemental narrative (filed by North Pier Fiduciary / Jim Scheinberg) state expected primary hours of operation during normal business hours, limited deliveries and pickups, and no public-facing activity. The applicant described possible minor interior improvements (secure racking, a commercial utility sink, access-control systems) and noted a potential small accessory storage building would not house alcohol. The Planning Commission's recommendation will be forwarded to the Town for any subsequent permitting and required inspections, and any additional state or federal bonded-storage approvals will remain separate from local land-use approval.
