Planning Commission approves modified site plan for Mountainside Baptist Church property

The Sandy City Planning Commission on July 30 approved a modified site plan for the Mountainside Baptist Church property at 166 East 10600 South that will reconfigure the parking area, upgrade drainage and add landscaping and ADA stalls.

Applicant Matt Snedd of Move Group told commissioners the work focuses on the site exterior and parking: "So the site plan is a modified site plan for the existing church that is related to the subdivision, which will be next." He said the church building itself will remain largely unchanged and that construction staging will be confined to two gravel staging areas on the west side to minimize neighborhood impacts.

Senior planner Sarah Stringham said staff found existing landscaping nonconformities would not be worsened by the proposal and recommended approval. During public comment, nearby homeowner Ken Gould asked about construction parking, on‑street parking enforcement and whether the new lots would affect HOA maintenance obligations. The applicant said construction access and staging will be managed to keep equipment off Hollow Bend Drive, and staff noted specific subdivision and special-exception items would address drainage and maintenance questions.

A commissioner moved to determine the preliminary modified site plan review complete based on the staff report findings and conditions; the motion was seconded and carried by roll call. Conditions include adherence to the three findings in the staff report, construction staging as described, required off‑street parking and coordination with staff on remaining subdivision details.

The commission will consider the related subdivision and special‑exception requests next on the agenda.
