Planner presents 110-home Tributary proposal; committee offers technical comments

An applicant told the Nassau County Development Review Committee on March 24 that she is seeking preliminary review for Tributary Unit 9 and Unit 21, a proposal for 110 single-family lots with pedestrian pathways and associated infrastructure. Jessica Piajareira, a planner with ATM, said, "The proposed project that you see in front of you, it's for Tributary Unit 9 And 21, which is a, a unit within the tributary PUD. The proposed development proposes a 110 units, consisting of 60 and 70 foot wide lots with pedestrian path ways and associated infrastructure."

The committee, which Tabitha Bostick said is advisory and not a final decision-making body, offered technical comments across departments. Staff asked the applicant to provide standard submittals — including a park plan, a school concurrency reservation letter, a lighting plan and engineering materials — and noted that recommendations from the DRC are forwarded to department heads who issue the final approvals. Piajareira said she would obtain a copy of the conversation and follow up individually with staff if further questions arise.

The next step is for the applicant to incorporate the comments in a formal site application submittal. The committee did not take a final vote; instead, it recorded technical comments to be transmitted with its advisory recommendation to department heads.
