Planning commission approves plat amendment to move disturbance limits for Maple Ridge Ranch Lot 6

The Oakley Planning Commission approved a plat amendment for Maple Ridge Ranch Lot 6 that reconfigures the limits of disturbance so they do not cross a shared driveway and shifts the building envelope to less-steep terrain, staff said.

"The proposed plat amendment adjusts the limits of disturbance to not cross a shared driveway," planner Stephanie (staff) told commissioners during the Sept. 2 hearing, adding that the change moves the building envelope to more buildable terrain and keeps total disturbed square footage unchanged. The amendment had HOA approval on July 13, 2026.

A nearby resident asked whether the relocated house site would be visible from adjacent properties; staff and the applicant explained the change creates an open-space buffer and should improve the neighbor's view corridor. After a public hearing with no further objections, a commissioner moved to approve the plat amendment as written and the motion passed by roll call.

The action approves the revised limits of disturbance for Lot 6; staff indicated the change is intended to better accommodate topography and to keep any new driveway and barn location inside city code standards. No additional conditions were recorded in the meeting minutes.

What happens next: the plat amendment is effective as approved by the commission; any building permits will follow usual site-plan and building-permit reviews.
