Plan commission approves Shiloh Crossing minor plat to split lot for commercial development

The Avon Advisory Plan Commission on an unanimous voice vote approved MIP 26‑01, a minor plat to subdivide an existing parcel at the intersection of U.S. 36 and Shiloh Crossing Drive into two developable lots and a revised Block F. "This is a request to subdivide, 2 lots and 1 block into or 1 lock 1 block into 2 lots and 1 block," said a planning staff presenter from the dais. Staff told commissioners the plat meets the Unified Development Ordinance and requested no waivers.

Petitioner Ryan Lindley of Banning Engineering told the commission the change will create a developable Lot 7B while Lot 7A would continue to serve the existing strip center. Lindley said the proposal responds to a recent administrative ditch relocation and that access for Lot 7B would use an easement through Lot 7A rather than direct access to Shiloh Crossing Drive or U.S. 36. A commissioner noted the split would enable separate purchase of the new lot; staff confirmed the configuration would allow separate ownership. After brief questions and no public remonstration, a motion to approve was made, seconded and carried.
