Commission hears update on southeast industrial corridor and road design progress

During discussion of larger middle parcels, staff member Mark provided an update on a planned state road cut that is a gating item for development in the central corridor. "We are in the process of design at this point," Mark said, adding that the developer is ready to build the road and the team expected to file for the permit within roughly two months. Commissioners noted sewer availability through existing lines and identified vacant lots near US 36 and 400 as strong near-term candidates for TIF support because infrastructure is already present.

Several commissioners emphasized the role of infrastructure readiness in determining whether to commit TIF resources now or later. One commissioner urged caution and suggested staff map sewer paths and refine parcel choices before bringing formal motions; the Chair asked staff to prepare a tighter proposal and consider the sewer path in the next packet.
