Chair Rhys Perkins called the meeting to order at 7:00 p.m., introduced board members (including Vice Chair Ted Brush and remote member Janet Jonas) and city staff: Planning Officer Anya Colette, Assistant Solicitor Grace Innes, City Engineer Jeffston Davis and Planning Analyst Matt Wells.
At its Nov. 18, 2025 meeting, the Bangor Planning Board unanimously approved three land-use items: findings for 315 Main Street and land development permits for a four-unit project at 15 Hemlock Street and a 30‑unit conversion at 509 Kanduskeag Avenue. The board also agreed to ask city council to consider code changes on short‑term rentals in tiny‑home/manufactured‑home parks and to reclassify Ohio Street (and to correct State Street's duplicate listing) as a major arterial.
