Charlottesville Planning Commission held a work session on Nov. 12, 2025 to review 23 proposed Tier 2 zoning text amendments. Commissioners discussed tree canopy/state code, an existing-structure preservation bonus cutoff, setbacks and an alternate form to allow attached housing, active-depth transparency rules, fences, and streamlining some residential reviews to move low-impact projects straight to building permit.
