Chair called the special joint work session to order and introduced the purpose: staff will walk commissioners through a complete rewrite of the zoning ordinance. Bill Bellen and others thanked the work groups and noted this is a multi‑year, multi‑stakeholder effort intended to replace 60+ years of accumulated code. Staff said they will present article by article and accept written public comments and a public hearing is scheduled later.
Glynn County Mainland and Island Planning Commission held a special joint work session on Feb. 24, 2026 to review a comprehensive rewrite of the county zoning and subdivision ordinances. Staff outlined major changes — definitions, parking, buffers and wetlands, exterior/beachfront lighting, tree rules, ADUs and uses, sign limits, and traffic-study thresholds — and commissioners and planners debated enforcement, grandfathering and practical impacts, especially for beachfront lighting, accessory dwelling units and traffic-study costs.
