Developer introduces plan-unit application for 1101 Thomas Avenue townhomes; board reserves formal action

A developer presented a plan-unit development (PUD) concept for townhomes near 1101 Thomas Avenue during the Sept. 14 meeting, seeking feedback and preliminary zoning relief as the project proceeds through staff review and future hearings.

The applicant described a multi-unit configuration that would include multiple three-story townhomes with private parking (three spaces per unit) and requested relief on rear-yard and setback requirements. The team said the property totals approximately 22,003 square feet and proposed townhomes for sale rather than rental. Board members asked about tree impacts between the existing building and the new construction, how garage and driveway access would work, and whether units would be pre-sold or marketed locally. The developer said most existing trees would be retained where feasible and that each townhome would include three parking spaces and interior elevators.

Trustees and staff treated the presentation as an introduction and did not take final action; the board advised the applicant to continue design refinements and to return for formal review, including required studies and public hearings.
