During questioning, the applicant contrasted the proposed residential use with the existing office use and argued several local impacts would be reduced. The applicant told the board the proposal would be "dramatically better" than the current office use for neighbors regarding noise, stormwater, lighting and traffic; in the transcript the applicant states the project's projected traffic (spoken phrase: "from 931 units") would be less than 10% of the traffic generated by the existing office building.
