Developer outlines Nordic spa plan for Riverwoods site, pledges conservation and operations controls
Pomeroy representatives described a two-phase redevelopment of the Walter Flores office campus into a Nordic spa and later a 140-room boutique hotel, committing to a conservation easement, energy and water-efficiency measures, 20 EV-capable parking spaces, and operational controls including reservation-based visits and an adult-only policy.

Representatives for the applicant walked trustees through the proposed Nordic spa concept and site approach, emphasizing conservation and operational controls across two phases. Chris Puhalla, EVP of real estate, said the company has experience operating Nordic-spa products and described Riverwoods as an especially attractive site with a wetland "mosaic" that the team intends to protect. "Riverwoods was just, an absolute gem to find something with mosaic wetlands and and the kind of nature that you have here," Puhalla said.
