Developers proposed a phased, mixed‑use community on the 198‑acre Wetlets Golf Course site, with single‑family homes, townhouses, carriage/villa units, neighborhood retail and a restaurant; staff and residents raised concerns about traffic, water, school capacity and emergency access. James Kiefer, an associate and landscape architect with Morris and Ritchie Associates, presented the revised preliminary site plan for the Reserve at Greenside, a proposed redevelopment of the Wetlets Golf Course into a mixed‑use, multigenerational community. He said the overall property is about "198 acres" and described a phased buildout that includes single‑family detached lots, townhouses, and carriage/villa units, plus two neighborhood commercial buildings and a roughly 6,000‑square‑foot restaurant. "We basically have a 181 miles of trails," he said while reviewing amenity plans, and described roughly 67 acres of open space with about 8.3 acres of active open space for amenities such as a clubhouse, pool, athletic courts and a community dog park.
