Staff described several consolidations in commercial and industrial future‑land‑use categories. Employment Center and Town Center would be folded into an ECR designation; in the urban service area staff proposed a maximum floor‑area ratio (FAR) of 5.0 for several productive/business categories. Staff also said COM (core) would see an intensity increase from 0.6 to 0.75 FAR in text, with staff later noting a typo when discussing maximums outside the urban area; the primary operational point was that the urban service area would allow greater intensity to support vertical mixed use.
