The full story
Planning staff described a major application by SW Cherokee Holdings LLC that would rezone about 4.46 acres to general commercial and roughly 35 acres to RM16 for a mixed-use development that includes townhomes, multi-story apartment buildings and nearly 38,000 sq ft of commercial/office space. The applicant requested eight variances covering internal buffer reductions (from 50 feet to 10 feet), elimination of certain internal buffers, reduction of front setbacks to 0–12 feet for townhomes, a modification of multifamily and restaurant parking calculations (multifamily from 1.75 to 1.5 spaces per unit, and restaurant from 1/200 to 1/145), and other design exceptions.
