Dennis Carlone, a longtime design adviser who joined the meeting late, told the Planning Board the project’s storefronts are the most altered (and least historic) portion of the building and urged the board to consider façade details as part of the review. Carlone said developers sometimes must vacate or close ground‑floor shops during upper‑floor construction because of vibration, dust and structural work, and he urged the board to weigh those impacts when setting conditions.
