Maple View PDO: developers and council spar over density; council asks for revised site plan

The council and developer discussed the Maple View planned-development overlay and subdivision concept (originally 51 lots; planning commission recommended 46). Neighbors and some council members said the plan felt too dense and asked for more larger lots; the council directed the applicant to return with revised layout options (council indicated a preference around 40 lots with more larger lots).

Staff and the proponent presented the Maple View subdivision PDO overlay and a code amendment to govern lot sizes and setbacks. The initial concept was 51 lots; the Planning Commission recommended a version with 46 lots that adjusts the mix of large, medium and small lots. Staff and the proponent discussed required street connections, landscape buffers on 14th West, a 20-ft minimum front-setback for smaller lots, and HOA-managed open space and trail connections.
