Assessor previews July TERC hearing on RoyDon Apartments valuation
May 26, 2026
Dakota County Assessor Christy Abts said the RoyDon Apartments sold for $49.5 million in April 2025; owners have appealed the Board's assessed value of about $48.55 million and contend $9.72 million in city reimbursements should lower the taxable value. A TERC hearing is scheduled for July 15, 2026.

County Assessor Christy Abts and appraiser Sam Ferrero told the Board May 26 that the RoyDon Apartments (property IDs 220274361 and 220274618) in South Sioux City sold April 10, 2025 for $49,500,000. After a May inspection, the Assessor's office set assessed value at $48,554,740. The new owners say they will receive $9,720,000 reimbursed by the City of South Sioux City and argue that should reduce the assessed value to $37,698,690; they have appealed the Board’s 2025 determination to the Tax Equalization and Review Commission (TERC).
