Planning staff proposed DCA26‑7 to restrict where and how data centers can locate in Denton — increasing residential setbacks to 300 feet, requiring SUP review in industrial districts, mandating upfront water/wastewater studies and closed‑loop cooling — and the commission voted 5–0 to recommend the amendments to council after lengthy public comment.
The full story
Planning staff presented proposed amendments to the Denton Development Code (DCA26‑7) that would tighten where data centers may locate and add new environmental and technical requirements. Key changes include eliminating some by‑right allowances for warehouse data centers, requiring specific‑use permits (SUPs) for data centers in light and heavy industrial districts so they come before Planning & Zoning and City Council, increasing minimum setbacks from residences from 100 to 300 feet, requiring 0 foot‑candle spillover at property lines adjacent to residential uses, and requiring upfront water and wastewater demand studies and proof of necessary PUC/ERCOT approvals before an SUP is placed on an agenda.
