Buildout examples show how density rules shape development and farmland preservation
Sep 8, 2025
Presenter showed buildout analyses used by other towns to compare minimum-lot-size versus density-based rules, arguing that density limits and clustering can preserve open space while accommodating new housing.
The full story
Roberts presented numerical buildout examples from other Wisconsin towns to show how different regulatory choices affect total potential housing units. Using a hypothetical county example, she said that under minimum-lot-size rules a community could see very large theoretical buildout: "there was potential for over 9,000 different um building units to occur within their town," and she contrasted that with scenarios using maximum-density rules that produced far fewer, more concentrated units.
