Council approves several zoning requests, site-plan amendments

Council approved three zoning items — Z1 (Duncan Street zone change), Z3 (North Broadway duplexes) and Z4 (Richmond Road site-plan amendment) — advancing housing and commercial-expansion proposals after staff presentations and planning commission recommendations.

Tyler City Council approved multiple zoning and site-plan items on Sept. 23, following presentations by Senior Planner Anna Luna and recommendations from the planning commission. Z1, a zone change along Duncan Street to allow R1B and R2 residential uses on an undeveloped industrial parcel, was approved after council motion. Z3, a planned-unit-residential request for five duplexes (10 units) on North Broadway, was approved; staff cited the development as supporting “missing middle” housing in the north end. Z4, a PCD site-plan amendment for expanded parking and reconfiguration at the KETK building near Richmond Road and Loop 323, was approved despite earlier neighborhood concerns about loss of tree buffers and potential lighting increases.
