The hearing officer approved a development‑standards variance to allow a 10‑foot front‑yard setback for a new office building at 510 North Rangeline Road (docket PZ‑2026‑00203). Cole Walters of Studio View Architecture told the board the site is shallow and that pushing the building to a 19‑foot setback would conflict with a rear patio and place a second‑floor egress stair into existing parking; he said staff and engineering calculations supported the proposed 10‑foot setback and noted the ADLS amendment for architecture had been approved.
