Developer says setbacks block Scampy's site redevelopment; asks Planning & Zoning for changes

Jul 16, 2026

Ronald Weisfeld, the developer of the former Scampy's lot on South Padre Island, asked the Planning & Zoning Commission to consider ordinance changes — including removing the 4‑foot stepback above three stories and reducing the Laguna Boulevard front setback from 25 to 10 feet — after a March 4, 2025 variance denial.

Ronald Weisfeld told the commission he has struggled to get viable approvals for a condominium project at the former Scampy's site and outlined three requested changes to District C rules that, he said, would make quality development feasible on constrained lots. Weisfeld said he pursued a variance on March 4, 2025 and was denied for the setbacks he needs. "I asked for a variance at the Board of Adjustments and Appeals on 03/04/2025 and was denied," Weisfeld said during his public comment.
