Planning staff presented a first read for the Warble and Ring rezoning application, a roughly 101‑acre property fronting Ricco Road and extending back to Capps Ferry Road. The applicants seek a Residential Hamlet designation (a pre‑existing entitlement for applications filed before a text amendment removed that category) and propose adaptively reusing an existing front‑house for a market and gallery, plus makerspaces and an artists‑in‑residence program.
