The Grand County Planning Commission on July 8 recommended that GRCO, LLC be allowed to create a 3.00-acre Outright Exemption parcel from Christopher and Sonja Bennett's holdings to hold land for a potential future realignment of County Road 88 at the YMCA/Snow Mountain Ranch entrance. Planning Director Kristen Manguso said the Bennetts currently own 75.16 acres and would retain 72.16 acres after conveyance, keeping the holdings compliant with the 35-acre minimum required under Senate Bill 35. The proposed 3.00-acre parcel would be non-buildable and would not qualify for a well permit; any future access from US Highway 40 will require a CDOT permit.
