Staff presented a request to reduce a 25-foot side-yard setback by 1.2 feet for a large accessory structure. Neighbor Michelle Bronner testified that the building—approximately 7,000 square feet—was constructed and operated without permits and had been used as a Brazilian jiu jitsu gym with events; she asked the officer to deny the variance because the structure did not follow the permitting process.
