Oct 7, 2026

Staff presented ordinance text amendments intended to make R3M more permissive for infill development by lowering minimum lot floors and aligning some density measures with R2 standards. Staff explained the proposed change would drop thresholds for small-lot infill (for example, reducing the floor for two-unit calculations from 9,000 sq ft toward a 7,500 pattern) and showed regional comparisons, noting Saint George uses larger minimums and that the change mainly affects small and medium lots.
